How it works
We have a range of both pre-owned and brand new cabins on offer. Pricing starts at $200,000 for pre-owned homes, with our most luxurious, new 3-bedroom cabins ranging between $280,000 – $400,000. Electricity, gas and annual fees* are often fully covered by your holiday rental, allowing us to maintain and improve Amberlee’s swimming pools, playgrounds, roads, boom gates, grounds, security, and so much more.

*Annual fees range between $1000 – $1100 per month, depending on the size and location of the site.

Family Holiday Homes

About an hours drive from Melbourne, Amberlee’s Family Holiday Homes provide you with all the resort facilities you’ve dreamed of, minus the hassle (or costs!). Secure your family a spacious holiday cabin you’ll have access to all year round – ideal for long weekends, lengthy school holidays, or mid-week summer trips ‘just because’.

How it works
Whether you’re looking for a caravan, annex or cabin, we have plenty of options for you here at Amberlee. Our holiday caravans and annexes range between $10,000 – $20,000, while new holiday homes range between $320,000 – $400,000. Electricity, gas and annual fees* are all you need to pay for your home away from home and allow us to maintain and improve Amberlee’s swimming pools, playgrounds, roads, boom gates, grounds, security, and so much more.

365 days of the year! It’s your holiday home after all, and who are we to prevent you from visiting it when you’re in need of some rest and relaxation? It’s your (holiday) home away from home, all year round.

Do I need to organise my own insurance?2023-08-21T16:47:33+10:00

Yes. We’d recommend organising a valid insurance policy for your holiday home. Most major insurance companies can be engaged, we recommend the industry insurer MHIA (Mobile Home Insurers of Australia).

Can I store my boat and/or jet ski on my site?2024-03-18T10:52:22+11:00

If you choose to bring a boat or jet ski down to the park with you, we have a area that is inside our gates that you can store them whilst on holidays, that will give easy access to ingress and egress. Any longer term storage will need to be negotiated with management.

We do not allow pets in our tourist cabins or on our tourist sites.
However if you buy holiday home in Amberlee you can! We love furry friends so much we simply had to create a dog-walking track on-site. Before bringing your pet to you holiday home, please register their details with our management team.

Your site’s annual fees will range between $1000 – $1100 per month, depending on its location in the park, size of the site, car spaces, and the home occupying it. These fees allow us to maintain all Amberlee facilities (including pools, sporting courts, playgrounds, security, and more), ensuring it remains the holiday park you know and love. We offer two payment options for annual fees: You can pay upfront, or monthly (on the 1st of each month).

Do you charge for utilities?2023-08-01T15:31:07+10:00

Yes. Amberlee is an Embedded Network which means we receive one bill for all utilities. However, each cabin and site has its own individually-metered electricity, so we’ll only ever bill you for the utilities you use, plus an annual supply charge. The same goes for gas usage – we use LPG Gas, providing each site with 2 certified bottles. These bottles are contracted to ELGAS and filled throughout the year. We’ll bill you on your site’s usage, plus for annual gas bottle rental.
