No, Amberlee’s annual holiday sites are non-residential. Site fees allow for holiday use only, and you must maintain a Principal Place of Residence (PPR) while holding an Annual Holiday Site Agreement.

The Annual Holiday Site Agreement is valid for a 12-month term. At the end of the agreement, Amberlee may offer the principal occupier an opportunity for new agreement, subject to the terms and conditions of the new agreement.
365 days of the year! It’s your holiday home after all, and who are we to prevent you from visiting it when you’re in need of some rest and relaxation? It’s your (holiday) home away from home, all year round.
Use of your holiday home is flexible and shared between you, your family, and your listed guests.
- The same person may stay for a maximum of 28 consecutive days
- Each listed guest may use the holiday home for up to 150 days per year
Yes. We require organising a valid insurance policy for your holiday home.
Most major insurance companies can be engaged, we recommend the industry insurer MHIA (Manufactured Home Insurers of Australia).
If you choose to bring a boat or jet ski down to the park with you, we have a area that is inside our gates that you can store them whilst on holidays, that will give easy access to ingress and egress. Any longer term storage will need to be negotiated with management.
If you buy holiday home in Amberlee you can! We love furry friends so much we simply had to create a dog-walking track on-site. Before bringing your pet to you holiday home, please register their details with our management team.
Your site’s annual fees will range between $1000 – $1150 per month, depending on its location in the park, size of the site, car spaces, and the home occupying it.
These fees allow us to maintain all Amberlee facilities (including pools, sporting courts, playgrounds, security, and more), ensuring it remains the holiday park you know and love.
We offer flexible payment options to suit your budget:
- Annual payment (once per year)
- Two 6-monthly instalments
- Four quarterly instalments
- Monthly payments
Yes. Amberlee is an Embedded Network which means we receive one bill for all utilities.
However, each cabin and site has individually-metered electricity, so we’ll only ever bill you for the utilities you use, plus an annual supply charge.
The same goes for gas usage – we use LPG, providing each site with 2 certified bottles. These bottles are contracted to ELGAS and filled throughout the year. We’ll bill you on your site’s usage, plus for annual gas bottle rental.
Water is included in your annual fee.
